Land Transfer Surveys

The final stage in the subdivision process is the Legal Survey to produce titles for sale of land to purchasers.

Eliot Sinclair have a number of registered surveyors and technical staff who are involved daily with legal survey work.

Survey and title plans are drawn and the survey dataset is lodged electronically by a licensed surveyor with Land Information New Zealand for approval.

We ensure that all subdivision consent conditions are complied with and apply to the local authority for their Section 223 and Section 224 Certificates certifying the completion of the works.

Eliot Sinclair have substantial experience in designing attractive and cost effective urban, rural, commercial and industrial developments of all sizes, from 2 to 550+ lots.

We have a wide range of in-house technical expertise, and a number of specialist external consultants with whom we have worked regularly, to provide a comprehensive design service.

 Hydrographic Surveys

Eliot Sinclair have extensive experience from 20 years of hydrographic surveying in New Zealand and overseas, particularly in the areas of inland waterway surveys and coastal zone management, including harbour surveys and dredging.

Our specialist staff are highly qualified hydrographic surveyors, with two staff members holding the highest level of certification from the Australasian Hydrographic Surveyors Certification Panel.

We offer consultancy advice to a wide variety of clients and can undertake a broad range of hydrographic surveys (including operations support, such as for dredging). We have a wide range of specialist equipment available, including a 6m survey vessel, and utilise highly effective survey systems that have been honed over many years.

Hydrographic surveying work undertaken by Eliot Sinclair includes:

Harbours

  • berth and channel surveys
  • pre-, intermediate and post-dredge surveys

  • navigation and tide gauge systems for barges, tugs and dredges

As Built Surveys

As-Built Surveys are frequently required for utility pipelines and cables carrying services such as gas, electricity, telecommunications and computer media. These surveys may also be required for existing buildings near boundaries and for buildings and structures prior to extensions or at the end of land development projects for Local Government requirements. They are also used to provide accurate plotting of easement boundaries for Land Transfer subdivision plans and easement plans.

Construction/Building Setout & Monitoring

Eliot Sinclair staff have expertise, gained locally and overseas in high precision setout, deformation monitoring and high rise building verticality surveys, a good understanding of the construction process and the ability to interpret architectural and structural drawings.

This capability, matched with good communication skills, allows us to build strong working relationships with our project partners for service efficiency.

Eliot Sinclair have a number of engineering surveyors and the equipment necessary to respond accurately to any survey requirement in the construction of a civil structure or building.

A frequent requirement, where recession planes are a consideration, is for a Building Location Certificate. Generally this is required at building foundation stage to enable the builder to comply with the Council's building consent conditions.

 GPS Applications

Eliot Sinclair operates a Real Time Kinematic (RTK) base station from its Christchurch office, 24 hours a day.

We can work conventionally within 30km of the base station, or take one of the 10 Trimble GPS receivers and Beech Communications' telemetry systems with us on remote sites across New Zealand.

Through our extensive experience we have developed local deliberation models which enable us to mobilise staff into the field quickly. Using advanced Trimble technology, staff can quickly and efficiently locate old control marks and calibrate to ensure that data collected or marks set out are accurate.

Aerial Photo Control

Photogrammetric Control for aerial photography is often required before or after aerial photos are taken. The horizontal and vertical control is accurately surveyed and is used for calibration and minimisation of distortions caused by camera tilt and terrain relief.

Utility Mapping

Utility mapping typically involves as-built surveys of utility pipelines and cables such as gas, electricity, telecommunications and computer media. From the as-built surveys, and using specialised survey software, the utilities are plotted and accurate plans are produced. The CAD plans can be quickly updated when utilities are modified or realigned and they can be plotted at any scale in full colour for easy identification of services.
