Wolfbrook Residential are a property group formed in 2020 who build high-quality residential developments in high-growth areas of New Zealand. Wolfbrook design boutique developments tailored to each location and sympathetic of their surroundings. Each project is designed to meet the demands of the individual location.

The challenge

Wolfbrook Residential approached us to provide three waters design services and civil engineering design for a car park and driveway for a development in Woolston, Christchurch. Our client had purchased 4 adjoining sites and was developing the area to provide high-density housing with a total of over 40 dwellings. The site had space constraints and our client wanted to gain the best occupancy yield from the site.

The solution

We undertook a feasibility study of the site to establish any constraints for three waters services. Our team worked closely with the Council to establish their requirements and any constraints with water supply to the number of units on the site. The development is connected to the town water supply and we upgraded the sub mains along the street to ensure adequate water flow and pressure to each dwelling in the development.

With the number of dwellings on the site the development needed its own stormwater treatment and management system. Due to space constraints, large stormwater storage basins were not an option so our team utilised roof water tanks to catch roof water and discharge it slowly to the existing network.

With such a complex site with tight space constraints, our team needed to think creatively to fit the three waters infrastructure needed into the space alongside the other services. We worked closely with the Council to establish the requirements required to connect to the council three waters network. We worked alongside the architects and other consultants to provide concept and detailed layout designs to ensure all the services would interlink seamlessly.

We provided our client with the most affordable constructable solutions that met their goals for the site and the Council’s requirements. By integrating the stormwater treatment basin with landscaped areas, we utilised the most efficient use of space on the site. All the units within this development sold before construction was completed and we have worked with Wolfbrook Residential on subsequent residential projects.
