The client

Trek Properties Ltd. are a partnership of experienced property developers. They have a reputation for delivering quality residential sections in the Nelson region. The client was looking for new options for planning, surveying and engineering services, and was looking to work with a company with energy and enthusiasm. Some of our experts were known to the developers in the partnership due to their reputation in this field.

Trek Properties Ltd. approached Land Dimensions to provide development concepts, Resource Management services, surveying, engineering design and project management. This was a cornerstone project for Land Dimensions, being one of the largest residential subdivisions to be developed in the area and cemented the company’s reputation as a land development consultancy.

The challenge

Fairose Rise was one of the larger residential subdivisions undertaken in the Nelson district at the time.

The subdivision needed careful stormwater management and stormwater flow mitigation. This project included decommissioning a sizeable irrigation pond that was transformed into a stormwater detention basin that provided the detention necessary for not only this subdivision but also the surrounding land. Land Dimensions worked constructively with the local Council to design the stormwater retention basin and improvements to the stream channel bordering the development. The site also required significant recontouring to direct stormwater flows away from the sections into the retention basin.

The site had geotechnical challenges with some soft ground conditions that had to be accounted for in the earthworks design.

Our client needed sections that were deliverable to the market in an efficient and timely manner. We completed the work over three stages from concept to titles in two years.

The solution

In addition to full management of the subdivision process we assisted our clients with budget management and funding certification for bank drawdowns. The project was completed within a few percent of our client’s budget.

Land Dimensions managed the project from developing the concept with the client and preparing application plans through to obtaining the necessary resource consents, detailed engineering design and contractor engagement. This project has separate earthworks and civil construction contracts for the different stages. Land Dimensions coordinated between the different contractors and completed all inspections and quality management of the construction. Land Dimensions also provided cadastral survey of the site for issuing titles. The subdivision was designed with an emphasis on roads with sweeping curves and creating elevated sites to add character and to give every site the best possible aspect and outlook.
