The Client
Coman Developments is a professional development company seeking out land development opportunities in the industrial/commercial sector. They deliver quality industrial sections in the Nelson region in conjunction with their partner company, Coman Construction. Coman Construction specializes in commercial and industrial vertical construction to offer turnkey and lease back opportunities to its clients.
Land Dimensions had previously worked with Coman Construction to provide earthworks, individual site design and survey set outs on previous projects. Coman Developments engaged Land Dimensions to provide development concepts, surveying services, engineering design and project management for this site. Estuary Place was a sizeable development venture and Coman Development’s first venture into subdivision development. It is anchored by Alsco Laundry’s regional site, for which Land Developments also provided site development services. This was a large industrial subdivision with a significant amount of roading and earthworks.
Land Dimensions has a good ongoing relationship with the client and has continued to work on land development and site construction projects with them.

The Challenge
The site is located near to the coast and is subject to influence from sea level rise and the effects of climate change. The subdivision required careful stormwater management and a consultation process with the Council to determine minimum ground levels to manage inundation risk. Land Dimensions delivered project management services and coordinated separate earthworks and civil contractors. Reporting, budget management and funding certifications were provided for bank drawdowns. Our client needed titles for the sections to take to market in an efficient and timely manner.
The Solution
This project secured Land Dimensions’ relationship with the client and we have worked with them again on further land development projects. The project was completed to our client’s expectations within time and budget, with no surprises along the way.
